Welcome to my Property Venture® website. After many successful years working in the City, I decided I wanted to pursue my passion in property and created my own company, Property Venture.®  An overseas property agency which supports people seeking investment property, such as buy-to-lets and holiday homes abroad. I wanted to create a company that would be known for providing down-to-earth, common-sense advice and operating with integrity. So I set out to establish a small company, that could stay close to clients and not end up getting too big. Being big can sometimes bring bigger overheads and with it, a pressure to bring in volume sales, thereby compromising standards. In essence I wanted to create a company, that would give the kind of Overseas property advice, I would want to receive.

Are you interested in Foreign Property?

Foreign property investment may be new and uncomfortable for some people, however, as the UK property market has become a more challenging place to make money, investors look to foreign property investment, where capital growth (of 10, or over 20% in some cases) and yields can significantly outshine the returns in some parts of the UK property market.

Indeed many aspects of foreign property investment do differ, such as the purchasing process. However unfamiliar territory does not need to feel too uncomfortable. At Property Venture^® we understand this and facilitate the buying process, to enable as hassle-free service as is possible.

A “venture” by its very nature means an undertaking that involves balancing rewards, or potential profit, with risks. Foreign property investors should apply common sense to their chosen investment. So if an investor is risk-averse, then choosing a more established, stable and familiar market, such as Cyprus or Spain, may make more sense. For the more adventurous foreign property investor, less established but further afield markets, such as Morocco, may be appropriate. So where could, or should, an investment in overseas property be made?

Most overseas property investments either deliver capital appreciation or strong yields. It is not common to find investments that deliver exceptionally well on both. So for a shorter term investment horizon, say less than 2-3 years, capital growth may be what is required. Looking to a county’s past history provides an indicator as to what growth is possible, but as we know, past performance does not always determine the future. History should be tempered with insight into the country’s profile, potential property market performance and finance availability. Is it a second home or holiday home you want to buy?

For buy to let property it is important to consider the local, home market to see if there is sufficient demand and affordability for local workers to rent. Local market is also important when considering exit strategies - if local buyers cannot afford to buy properties, sell-on potential may be limited.

Buy to let properties are generally safer in more established cities, urban areas, where there is more likely to be year-round rental potential and as a result more robust yields.

So we market investment property in Bulgaria, in Sofia, (as well as ski resorts and coastal resorts), investment property in Poland, in the busier cities such as Warsaw and Marrakech, a significant city in Morocco.
