Property Venture® is a UK-based, property agent, dedicated to helping potential and existing foreign property investors make informed and common-sense foreign property investment and buy to let property decisions.

We specialise in overseas property investment and buy to let property, mainly in Europe: Poland, Cyprus, Bulgaria, Montenegro, Spain as well as Morocco.

Foreign Property

Foreign property investment may be new and uncomfortable for some people who have been used to investing in the UK, or who have bought their home in the UK. However, as the UK property market has become a more challenging place to make money, more investors are starting to look to foreign property investment, where capital growth (of 10, 20, or over 30% in some cases) and yields can often significantly outshine the returns that have traditionally been made in the UK property market.

Foreign property investors should inform themselves sufficiently and apply common sense to their chosen investment. So if an investor is risk-averse, then choosing a more established, stable and familiar market, such as Cyprus or Spain, may make more sense. For the more adventurous foreign property investor, less established but further afield markets, such as Morocco, may present greater opportunity for capital growth. So where could, or should, an investment in overseas property be made?

Financial returns of overseas property investmentMost overseas property investments either deliver capital appreciation or strong yields. It is not common to find investments that deliver exceptionally well on both. So for a shorter term investment horizon, say less than 2-3 years, capital growth may be what is required. Looking to a county’s past history provides an indicator as to what growth is possible, but as we know, past performance does not always determine the future. History should be tempered with insight into the country’s profile, potential property market performance and finance availability. For buy to let property it is important to consider the local, home market to see if there is sufficient demand and affordability for local workers to rent. Local market is also important when considering exit strategies - if local buyers cannot afford to buy properties, sell-on potential is limited.
