Your investment profile – the key to finding your ideal property
 

With the UK property market in turmoil and bad news flooding in from the US, you could be forgiven for thinking that this is not the time for investing in property, but you’d probably be wrong.  With the property pages full of tempting opportunities from Chicago to Zanzibar – and everywhere between – what you need to do is understand your investment profile and then find the property that’s right for you.

Like any other investment, putting your money into property involves a balance between risk and reward.  Your property investment profile will take into account your attitude to both and also your personal circumstances.  It will not be the same for any two people, but it should allow you to make decisions on overseas property investment which won’t take you out of your comfort zone.

The first question you need to ask yourself is what level of risk you feel happy with generally.  This is a very individual thing and should take into account your personality, your ability to cope with stress and your circumstances.  We tend to become more risk-averse as we get older, and this should not been seen as a bad thing.  The right investment for a single twenty-something is not likely to be the right investment for someone with a family to support.  Whether you can fund the property purchase yourself or whether you will be borrowing from someone else, you need to be clear about the implications if everything went wrong.  You must be comfortable with the path you choose.

You also need to be clear about the rewards: what are you hoping to get out of your overseas property investment?  Do you want decades of happy family holidays, or are you buying purely to make money?  If it’s the latter, are you looking for capital growth or steady rental return?  And how quickly do you hope to achieve your objectives?

Once you’ve defined your property investment profile, it’s a good idea to get some good property advice to help you evaluate the different markets and the options available to you. Then, whether you choose long-term favourite Spain or emerging market Bulgaria, you should be able to find your ideal property and avoid any sleepless nights.
