Introduction

I have just returned from a long-waited-for skiing trip to Austria and it caused me to reflect on the fundamentals of Overseas property. Only a tiny amount of building work was apparent where I went, unlike some European countries that have witnessed explosive building work. It reminds me that a measured supply of buildings, that is in kilter with local demands, is a healthy market to be in. Too much building work, can sometimes indicate a negative effect on property prices, always worth remembering

 Cyprus - what difference can a pricing index make?

The Royal Institution of Chartered Surveyors has launched a RICS index for Cyprus. The Index has been designed to track residential property and rental prices as well as monitor offices, high street retail, and warehouses. The data is focused on 5 main urban areas in Cyprus. Whilst this is welcome news, as indices always aid the transparency of a market, does it fundementally affect the situation for the property market in Cyprus? Read on


Spain - it's not all doom & gloom

In the Spanish residential market, where Property Venture is lucky enough to have some great people on the ground as part of its network, such as Vision Board properties, they are reporting they are  seeing a lot more British interest this year vs 2009. Then, the virtual parity of sterling and the Euro put off a lot of Brits from investing.  At the top end of the residential market, we have started to see prices increase, much against market predictions, and this seems to be sending a very positive message to potential buyers, far from driving them away, it appears it is giving the market a real kick start and investors are making faster decisions on purchases. New Build Top Tips

In the current climate, some would-be buyers have moved away from off-plan purchasing and are really more interested in ready-built properties.

The current economic downturn has thrown up a number of issues for off-plan buying, most notably where developers have gone bust and/or have not been able to get financing, to finish off partly completed developments. Read more
