Introduction - what's happening to property around the globe? 

This month International Monetary Fund statistics show that the median annual decline in real house prices is 7% for the 1st quarter of 2009. Now we all know that averages can act as a barometer, but can also be misleading if you are interested in a country whose performance falls at an extreme end of the median. For example Latvia, Estonia and UAE have suffered dramatic falls of between 35% and 60%, but emerging economies such as India's property market are surging ahead.

So how much more is there to fall? On average (again) housing market upturns have lasted about 6 years across advanced economies, but the latest was 2x the average. So whilst falls have already been 20% during the protracted downturn-close to average-it could have bottomed out, if you believe averages!

So Cyprus

Cyprus is among the countries whose property market has held up well with a small annual decline in property prices of -3% Q1 '09 (vs UK -18%). There are plans for four new marinas to be built in Cyprus, among other tourist boosting measures. Read more...
