Poland Property


Poland does not have as high a profile in the UK as a property investment location, as it should. Many people’s first reaction is that “they are all over here, why invest over there?” However when presented with the facts about the country and property market, a compelling story emerges.

The country is the largest of the Central European countries that acceded to the European Union in May 2004. With a population of 38 million, it is nearly as sizeable as Spain and has a fast growing economy, in excess of 6% in the past. Although growth has slowed, it is not technically in a recession in 2009.

Buy to Let property PolandThe housing market has seen double digit growth in the past years, in excess of 25%* in Warsaw and Krakow. Although these figures have slowed considerably, capital growth is still impressive. The past buoyant economy and significant inward investment has helped drive the property market. This fact, linked with a shortage of good housing stock and the fact that more people are now able to afford to buy their own homes, have combined to push up Polish property prices. This is not likely to change in the short term and provides reassurance of a stable secondary market, providing exit strategies for investors. This makes Polish property an attractive proposition

Warsaw War HeroesWarsaw has the only metro system in Poland, which was opened in 1995, with a total of 11 stations going from north to south of the city. 21 stations are due by 2008 and further extensions are planned for lines 2 and 3, expanding its reach to the East and West of the city. These are targeted for completion in 2011, although 2014 is deemed a more realistic timeframe.***.

Improving transportation, eases travelling around the capital city for its population of 2 million. To some, the population of Warsaw seems disproportionately small for a country of its size. As more blue chip firms invest here, this will drive up the number of workers and the need for accommodation, of which a significant proportion will be rented accommodation.
