Athena Dobson Interviews Louise Reynolds
about her property investing and business.
The interview covers important aspect of property investing in the UK:
How do we actually protect ourselves in property?
The boring stuff in property that we all need to know to stay safe?
Louise’s background in business before property.
Why Louise started her property business back in 2007?
What’s gone wrong in her property business and what she did to problem-solve?
At least 3 key transferable business skills which work really well in property, including easy Due Diligence models and how they can help in a world of AI.
Clarity and alignment in personal and business.
The key tipping point when doing Due Diligence becomes analysis paralysis and what you can do about it?
The key thing to do to check out a property?
A crucial thing to do to see if someone is the right person for you to work closely with?
A short snippet and flavour of the property investing discussion:
Louise ‘when I set up my business…I was going to be doing it with one of the ladies who I’ve been working with, who knew an awful lot about property, more about property than I did. But I brought a lot of the commercial skills. So I thought that worked quite well in terms of complementary skill sets.
So we were going to set up Property Venture® together. And I kept saying, well, we need to sit down and agree how it’s all going to work, how much money we’re putting in, how we’re going to split shares, how we’re going to split profits… She’s a great woman and very charismatic, but she was always quite reluctant to get into the nitty gritty.
And it was only literally when I got to start having the conversation about specifics… she’d kind of been avoiding it. Literally the night before we were both due at the accountant’s office to set up our company….I just went along to the accountant’s on my own and the accountant said, ‘so where’s your partner?….It made life an awful lot more difficult. …. I went up a learning cliff, not a learning curve, because that didn’t work out. But in a way, it was good that it happened when it did.’
‘I’m gonna do this, but also I’m gonna do my due diligence at the same time. I’m gonna really just take those steps to almost just go, you know, just go a little bit slower, but in the right way as it were, which I think is brilliant for today.
Considered, great. if you don’t get the grounding perfectly right, if you’ve got 80% of it right, you’ve got something to fall back on. If you don’t do any of it, you’re going to fall back a long way. So it’s almost like if there is a bit of a blip, you’re just going to fall back a little bit, not all the way to the bottom of the cliff. ‘

Editor of Property Investor news, Richard Bowser interviews Louise Reynolds about staying safe when investing in property

I was interviewed by Richard Bowser, editor and founder of Property Investor News Magazine recently
We talked about what things we can do to stay as safe as possible when we invest in property.
I talked about some of the tools and techniques I use, which I have adapted from my Management Consultancy and business career.
This includes ‘triangulation’ and seven reference points if a deep dive is necessary.
Triangulation is about looking for 3 independent sources of information or reference points to sanity-check what someone may have said or claimed.
If this information is crucial to the success or not of your investment, or the way you are investing your money, then it is worth ‘investing’ a bit more of your time and energy to feel confident in your sources and information you may have been presented with.
For example, if you are about to enter into a joint venture with someone you are just getting to know, then it makes sense to check out any claims of previous development projects, or their financial standing, or previous industry track record.
Doing some upfront work can help to embark on a course of action with a sense of realism.
And save a lot of heartache after the event.
A lot of this is common sense, but it is easy for us to get caught up in the emotion of potentially making money, rather than stepping back for a breather and a sense of realism.
Having tools and techniques help, but developing an inquisitive mindset can really be productive in the long run.

Editor Richard Bowser talks with experienced property investors and mentors Tony Law and Louise Reynolds
I am delighted to see my interview with Richard Bowser, Editor of Property Investor News in print.

It was the second in a series of interviews about the property market in 2023 and beyond.
Richard asked a series of questions which got me thinking. One of which was:
‘Which strategies would you suggest could be more risky in the next year or so and why?’
My answer was this:
‘2023 and beyond is about property investing, but not as we knew it.
There are parts of the property market that are being tightened up. Given the government introduced a raft of legislation and taxation that made long term lets less profitable, many landlords have switched business models to short-term, furnished lets. These attract more favourable tax treatment and higher rental income. This has distorted parts of the market, particularly prime seasonal areas like Cornwall.
‘And now the government may consider moves to clamp down on short term lets e. g. they have alluded to introducing planning permission among other things. This could create additional risk for investors in the medium to long-term.
‘Overall, longer-term development projects, where it is difficult to control all the variables, means the market can change considerably in 18 months or two years. This increases the risk.
‘In general I would also say that the ‘Get Rich Quick’ (GRQ) aspirational schemes can be inherently more risky, as they might encourage novice investors to get into situations where they will come unstuck more easily. GRQs also limit the number of exit options and having a range of exit options helps minimise risk.
‘Highly leveraged deals or strategies also increase the risk in the current financial climate.’

Excerpt of Louise Reynolds’ views on where to invest in Buy-to-Let outside of Britain

Landlords are selling up in droves and on the look out for moneymaking purchases abroad – from a villa in Barbados to city flat in Poland. By Ruth Bloomfield
‘….For buyers looking for solid returns and capital growth plus low entry costs Louise Reynolds, director of Property Venture, which helps buyers invest in property across Europe, suggests Poland – specifically Krakow.
A one-bedroom apartment in the city centre would cost £130,000 to £150,000, and would have great potential for short lets. Lots of people go there for weekend breaks ‘ she says. ‘She estimates buyers could expect to earn a gross yield of 7pc to 9pc. Net yields, less running costs would, of course be less. ‘A complication with investing in Polish real estate is that it is really only an option for cash buyers.
Cash is king in Poland particularly since we left the EU’ Reynolds adds. ‘It is very very difficult for someone British to get a mortgage in Poland. ‘Wherever they invest British buyers will need to get their heads around the local tax system, since rental incomes tend to be taxed locally.
But Poland is one of those countries which has a double taxation treaty with the UK. It means any tax paid there can be offset against tax payments back home. And Reynolds practises what she preaches. She bought a one-bedroom rental in the city in 2007 for £56,000. Today is is worth up to £130,000. It is steady, sustainable growth, she says. Krakow is a good choice for short lets because it is a city and so there is demand all-year round.’

Excerpt from ‘Due Diligence is time-consuming but ignore it at your peril’ which quotes Louise Reynolds

‘Investors and landlords have been urged not to skimp on research and detective work when sourcing new business opportunities in order to prevent falling victim to scams.
Louise Reynolds, director of Property Venture whose firm helps expats and professionals through a bespoke property sourcing service, tells LandlordZONE that many people are coming a cropper when they’re new to property investing. “They’re more trusting than experienced landlords and investors,” she explains. “There are certainly more people out there who are ready to hoodwink novices with a sales spiel.”
Property show
Reynolds joined Landlord Action’s Paul Shamplina, landlord Patricia Ogunfeibo and Hayley Andrews from Your Freedom Empire at the recent Property Investor show in London, to talk about due diligence, offering tips for landlords when dealing with new tenants and for investors looking to do business with individuals and companies.
Reynolds explained how a recent search on social media and LinkedIn had revealed a gap in a prospective developer’s profile which coincided with a period working at a different company which had gone bust. This rang alarm bells and prompted more digging. She advised: “When you’re checking people out, it’s what’s missing as much as what’s there. Some people supress information.” She said it was wise to get three points of information before signing up to anything, so that investors were not just relying on Companies House data or one person’s review……’

Season 2021, Ep. 80: Nana interviews Louise Reynolds, a Surrey-based landlord and investor

In this episode Nana speaks with Louise Reynolds, a Surrey-based landlord with investment property in the UK and Poland. She had a wealth of business experience before she set up her boutique property investment firm Property Venture® which helps time-strapped ex-pats and other distance investors, who don’t have the capacity or local presence to buy property in the UK, in the right way for them.
Louise also knows about buying abroad in Continental Europe. She is an Advisory Board Member of the Association of International Property Professionals (AIPP) and gets quoted regularly in the National (Sunday Times, Telegraph, Guardian) and Trade press giving commentary on her focus markets of UK, Poland, Spain, and France.
She loves doing deals but also puts in the preparation beforehand to check everything out. She is currently presenting about Distance Due Diligence on the property networking circuit, and it is this, that is the focus of this podcast episode.
She talks about how she got started investing, which unusually, was abroad before investing in the UK, as well as her tools, techniques and tips when conducting Due Diligence from afar.
It is particularly interesting to hear how she seeks to de-risk property investing, both for herself and her distance investing clients. She aims to help others make informed property buying decisions so that they remain on course to achieve their wealth-building objectives
KEY TAKEAWAY
Most property investors recognise the value of due diligence, but most people focus on the deal and the property. When investing at distance an important aspect of investing in the people you choose to work with, or alongside. There’s a whole separate skill to getting comfortable with that aspect of investing.

SDLT holiday and Overseas Buyer SDLT surcharge
The National – a Regional Daily Newspaper in the Middle East – interviewed Louise Reynolds about the effect of the withdrawal of the Stamp Duty Holiday on Expat buyers and the additional Overseas Buyer 2% surcharge coming in April 2021.
‘…Other buyers could be put off, says Louise Reynolds, who runs Property Venture®, a property agency based in Surrey where she acts as a buying agent for expatriates looking to buy in the UK.
She experienced a flurry of interest from clients hoping to make a saving in the run-up to the SDLT changes.
One Dubai client with a budget of about £250,000 hopes to save £6,700 in stamp duty by getting the deal across the line before March 31.
“The surcharge will really make expat investors think twice. They will be more price sensitive and may well only move if they can get distressed stock to try and compensate for the increase in tax,” said Ms Reynolds.
“All of these fees can be offset against capital gains tax when they exit so it’s not completely lost money but it depends on what their strategy is. Certainly in the high price brackets, it’s going to make a big difference.”

With a background in marketing and management consultancy, her love of travelling and property enabled her to leave the corporate world behind to build a business around her passions, where she has spent years helping others to invest with common sense.
KEY TAKEAWAY
“We all know how making a change, putting yourself in uncomfortable positions….. breaking down barriers…. how immensely difficult that is. Quotes Louise Reynolds of Property Venture®
Krakow
”Another medieval masterpiece, Poland’s second city is the country’s academic, cultural and artistic heart….
‘Krakow is a popular spot for British buyers, in a country that retains its own currency inside the EU’ says Louise Reynolds, director of European investment specialist Property Venture®. ‘It saw double-digit property price growth in the 12 months to the first quarter of 2018 – more than Warsaw – and multinationals are opening offices here, paying decent wages, which allows younger people to buy their first property and attracts foreign workers who rent.’
..’Yet mortgage finance can be difficult to come by in Poland, Reynolds warns: ‘Cash is king for British buyers in Krakow’

Exerpt from an article by Nigel Lewis on Industry Body: Association of International Property Professionals (AIPP) meeting with Ministry of Housing Communities and Local Government to talk Regulation.
‘…The Association of International Property Professionals (AIPP) sent a group of senior industry figures including its co-founder Peter Robinson …and agent Louise Reynolds, who is a director of overseas agent Property Venture, to get answers from MHCLG civil servants.
Agents based here and overseas but operating in the UK have been free to sell foreign properties to Brits both via the big portals and to attend consumer property shows, as long as they adhere to the Estate Agents Act (1979), register with a Redress Scheme and adhere to Anti-Money Laundering rules. But soon agents in the UK will be required to have minimum qualifications, which is part of the government’s stated aim to regulated (sic) the industry more heavily…..’
‘….One thing is for sure; agents selling overseas property in the UK are not immune from fines; an AIPP member was recently given a four-figure fine by HMRC for non-compliance with Anti Money Laundering rules.’

‘Now buyers are thinking more strategically at their investment decisions, according to Louise Reynolds, Director of the investment company Property Venture. ‘I am more likely to get asked about Bucharest than Sofia [the Romanian and Bulgarian capitals] – they’re two of the cheapest countries in Europe, but Romania is seen as the wealthier place to invest, with more prospects.’
‘Poland’s cities – especially Warsaw and Krakow also have attractions for overseas investors. There are strong connections between Poland and the UK with over 900,000 Poles living in Britain, so many Brits now have a Polish family connection and want an investment in both countries, Reynolds’ says. She cites the potential of luxury buildings in central Krakow close to the Medieval landmarks. Overseas Dilemma
Q. I want to buy a flat in Barcelona, in the Gracia area. How can I tell if prices are rising and whether I am getting good value? BD by e-mail.
A. ‘Spain does not have the level of accessibility to price data that the UK’s Land Registry provides, but there are a number of sources, including the National Statistics Institute (INE), the Bank of Spain and the notaries’ and registrars’ associations. All have slightly different methods of data collection and analysis. Bear in mind that official statistics in Spain are not always an accurate depiction of actual values. In the past there has been a tendency to underdeclare sale prices, which lowers the taxes paid at the point of purchase. This practice has been changing in recent years, but it does distort figures from further back in the past.
The Housing Price Index (HPI), compiled by the INE measures fluctuations in prices against a 2007 baseline, both new and re-sale, as well as domestic and foreign national purchases. It is compiled in accordance with Eurostat requirements to enable comparisons between countries, but doesn’t drill down any further.
The Bank of Spain compiles annual reports using statistics from the INE and the housing department (Ministry of Public Works). The notaries’ and registrars’ data are derived from transactions and buyer numbers: differences in the way these are recorded can result in discrepancies in sales volume figures.
There are private-sector valuation firms such as the Sociedad de Tasación and Tinsa, and property portals such as Idealista.com which also compile statistics based on asking prices. I suggest using several points of reference, including the likes of Rightmove Overseas, but also talking to independent local agents to get more detail.’

Investing abroad or buying a home overseas?
‘What you need to know before buying a property abroad’ an exerpt
Louise Reynolds Director of award-winning European property investment firm, Property Venture®, says ‘It might be stating the obvious, but some home buyers and owners don’t necessarily think through the fact that buying and renting laws are different in Continental Europe to the UK. So in some countries, the scope for renting a home out is more restricted than others, and tenants may have greater levels of protection. It pays to set up your purchasing contract or rental agreement correctly in the first place.’

Property Investor News, June 2017, an exerpt

Louise Reynolds, Director at Property Venture® gives us an overview of the Berlin property market, saying: ‘Germany’s population of 83 million, has increased by nearly 3 million since 2009. At the same time high job growth has created housing pressure. In Berlin, the disparity is the greatest. The city’s population has risen by about 150,000 and forecasts of population growth of more than 250,000 by 2030 mean 100,000 houses needed to be built in 2015, but only 15,000 got built.
‘Berlin’s history of being a divided city now make for great investment opportunities. Not only is there a distinct difference between West and East Berlin, but the price of property also lags. This means there are great opportunities for investors to buy into areas in the East, which are becoming gentrified as old buildings are brought back to life and new builds help create new communities. Areas like Friedrichshain or Straulauer Allee a hi tech hub and hive of industry, beside the Spree river.
‘Other German cities are more expensive, like Munich, for property buyers, so Berlin still represents really good value housing.
‘Berlin will also eventually get a boost when its ill-fated new international Brandenburg airport, south of the city, eventually opens in the next year or two after years’ of delays.’
Regarding the high buying fees and strict mortgage market Louise says: ‘The buyer gets charged the agent commission not the vendor, so costs are not doubled. The vendor may choose, on a discretionary basis to pay a fee or commission to an agent to offset some of the buyer costs for example, if they want a quick sale and want the deal to be more enticing for the buyer.’
‘Generally-speaking mortgages are difficult to get in Germany for foreign nationals and usually end up being quite low LTVs sometimes only 50-60% of the purchase price. Banks are cautious in their lending criteria and often value properties at less than the going market price. But some developers do work closely with lenders to try to offer slightly higher LTVs as with this offer in Lichtenberg, but it won’t be every buyer who meets the stringent criteria. Some overseas buyers are cash investors and indeed need to be, to get the bargains, given it can take months’ to get a mortgage. Others may opt for an integrated package, buying pre-arranged rental units or investing directly into developers’ activities.’
Property Venture® is selling units at two new developments in Berlin – a luxury riverside development where a 100 sqm 2-bed will set you back 520,000 euros and a more affordable development in the east of the city (Lichtenberg), where a one bed of around 57 sqm is on offer at just under 200,000 euros.
I ask Louise what rental yield is achievable on the lower priced unit. ‘The highest yield on those apartments is 4.2% yield, for that one bed it is closer to 4% gross yield, so slightly less than €700 per month rental income. This would be a good yield in Berlin, in the centre it is more likely 2-3%.
‘There are rent caps in Berlin, in certain areas and on certain types of properties. Some investors minimise the impact by buying new build and furnishing before they let out properties, as this can be a way of overcoming any rent cap challenges.
‘Broadly speaking – for properties that fall within rent cap legislation – a landlord can be fined if, in a time of limited housing accommodation, she/he demands rent in excess of 20% above the rent charged for comparable premises. The rent must also remain unchanged for at least a year. And care must be taken with wording in the tenancy contract in terms of price increases or indexation.
‘In spite of rent control regimes, private investors are attracted by the strong economy and stable political system. It represents a safe haven at a time of uncertainty over Brexit.’

Choosing the right property – Spain
‘If you are serious about generating income’ advises Louise Reynolds of Property Venture® ‘(you should choose an area of Spain which has a long season.) So look at the Costa Blanca which has 300 days of sunshine a year, or the Costa del Sol, which has around 320 days of sunshine and lots of golf courses, which extends the holiday season for renters from February through to November.’ Reynolds also recommends year-round destinations ‘that have it all – bars restaurants, cultural venues, nightclubs, shopping and beaches’ such as Barcelona, Valencia and Alicante.
…… ‘You can offset mortgage interest costs and expenses as an allowable expense in the UK and Spain. You will of course need to document income and expenditure, as well as providing proof, by means of an HMRC certificate of tax residency in the UK and submit this to the Spanish Tax Office,’ says Reynolds of Property Venture®

Louise Reynolds, Director of European Investment Property Specialist, Property Venture®
“Overseas property investors in the UK market are either acting quickly to take advantage of buying opportunities the current fluctuating FOREX picture brings, and getting more property for their money, or sitting on the fence until the dust settles over the coming months.
‘Out of the whole of the UK, I think London housing may well be the market that goes through the most turmoil, given its premium nature in the centre and the Cosmopolitan make-up of its workers. It has already been affected by the tax changes George Osborne introduced, prior to the Referendum.”

The new, unexpected commuter hotspots – David Prosser, an excerpt
For commuters travelling to Manchester…Liverpool…
For commuters travelling to Manchester
Liverpool. Why is it attractive?
Liverpool’s property market is significantly cheaper than Manchester’s and the city’s culture, leisure and nightlife easily match its peer. ‘Liverpool offers a real mix of modern and historic,’ says Louise Reynolds of Property Venture®, the estate agency. ‘There are opportunities to buy heritage buildings in UNESCO-recognised areas in some of the city’s most desirable spots.’
The practicalities: The average property in Liverpool last year cost £145,000 about £10,000 less than in Manchester but an annual rail season ticket costs only £3,000

Buy to Let and Commercial property

Excerpt from the article:
‘International property professionals have welcomed the lowering of Capital Gains Tax in today’s UK budget – even though it has a sting in the tail for landlords.
Chancellor George Osborne, says the higher rate of Capital Gains Tax (CGT), which applies to capital gains on most assets, will fall to 20%, from 28% now, with the basic rate reduced from 18% t0 10%.
However, the measure is unlikely to help landlords as capital gains on residential property and carried interest will be subject to an 8% surcharge, essentially leaving them at the original rate. Capital Gains Tax applies to all residential properties except the main home…..
Louise Reynolds, Director of the Property Venture agency says,‘Whilst Buy-to-Let has been on the ‘Naughty Step’, commercial property seems to be ‘Teacher’s Pet’. Previous controversial announcements of drastic buy-to-let taxes remained untouched, whilst George Osborne announced a reduction in Stamp Duty at the lower price bracket for commercial property transactions. This could give a boost for Purpose-Built Student Accommodation investments (PBSA) which are a commercial investment and provide a serious alternative for investors moving away from buy-to-let.”………
Louise Reynolds, adds,”The dual announcements of the Devolution of power to the Northern Powerhouses such as: Manchester, Liverpool and Leeds, with infrastructure improvements like the commissioning of the North-South HS2 and HS3 joining Manchester with Leeds, mean that the North of England is more accessible. As a side-effect, this should provide a fillip to the housing markets and spread capital growth more evenly across the country, rather than just the South-East.”

“Louise Reynolds of Polish Agency Property Venture® says, ‘Poland is the rising star of Central Europe. If you buy in good central locations some good returns are possible.’ she says. ‘The only problem is that Polish banks are conservative, so it’s difficult to get a mortgage if you haven’t got a Polish source of income or family connections.’
‘She suggests that savvy cash-buyers might look at several conversion projects in Krakow, such as a former brewery in the centre, with prices from £106,000 or an old power station in the Jewish quarter with studios from £55,000 – both through Property Venture®“

The Times article refers to recent moves by the government to criminalise non-declaration of overseas income in 2016. Within the article Louise Reynolds of Property Venture® is quoted.
‘It’s scary – people might end up with a criminal record…Louise Reynolds who owns a rental property in Krakow, Poland and runs Property Venture®, an agency helping investors, is on top of her taxes and so isn’t concerned about the changes affecting her. But she does worry about those who have not heard about them.
‘It’s scary’, she says, ‘particularly if people are uncertain or unsure, and I’m sure there are a lot who are. A lot of couples buy jointly and not everybody is au fait about tax affairs, many people don’t have that much interest.’
‘It would be easy to make a mistake if you’re not clear about who is getting the income generated from a holiday home on the tax return – it could easily fall between two stools. The changes could trip a lot of people up without them suspecting or knowing.’
This is made more likely by a general lack of publicity about the changes, Reynolds believes. ‘I like to keep up to speed and regularly read property updates, but I’ve seen nothing about this,’ she says. ‘Many landlords aren’t even aware of buy-to-let tax relief being reduced. Some people won’t be aware of their tax liabilities at all, especially if they bought a holiday home for personal use and then decided to rent it out to cover costs. Many could be caught out unwittingly. They might end up with a criminal record for not being better informed.’

‘Louise Reynolds, director of overseas property agency Property Venture, believes that if Greece introduces a new local currency, in all likelihood it would depreciate immediately. ‘The International Monetary Fund (IMF), has in the past predicted Greece would need a devaluation of at least 20% against the Eurozone average, just to balance its current account. Such devaluation would increase Greek competitiveness, but would have huge legal ramifications with regard to the existing debt owed to Europe and the IMF,’ she said.
‘The danger lies with the capital flows, which are the biggest unknown. The world’s central banks will do their utmost, as they did during 2008, to prevent financial meltdown or contain the damage through a range of mechanisms such as bank capitalisation, foreign currency swaps, and potentially capital controls,’ she added.
She thinks property buyers in Greece and home owners may want to make sure they have access to money in an international bank, given the capital controls in place. ‘If Greece leaves the Eurozone, it is likely that savings in the state-controlled banks would be converted into local currency which are likely to be worthless. It is also likely that a mortgage could be converted into local currency so mortgage holders could benefit if there is a devaluation-effect,’ she added.’

‘Louise Reynolds, Director of award-winning, overseas property agency, Property Venture, says property investors, both abroad and in the UK, will need to take into account the muting effect of mortgage interest tax relief, being restricted to the basic rate tax band in the future.
“This may pinch the profitability for big portfolio buy-to-let landlords, but many landlords tend to own only a handful of buy-to-let properties. So whilst this is aimed at creating a more level playing field in the UK for homebuyers alongside investors, it is unlikely to create waves.
“HMRC is to receive more funding to clamp down on those actively trying to avoid tax. Landlords abroad and in the UK have always been required to declare rental income for tax purposes, so this is really more about enforcement. Although it may be wise for some landlords, like many businesses, to revisit their business structure given the revision to dividend taxation, aimed at ‘owner-as-sole-employee’ drawing dividends rather than income from a company.’
“At the high end of the market, it remains to be seen if the change in non-dom status, whereby those who are almost permanently based in the UK will be taxed fully on worldwide income, drives any of them away or merely reduces their spending power.” ‘

‘Louise Reynolds, Director of award-winning, Overseas Estate Agency, Property Venture® says, pensioners should seek professional advice when considering investing in property.
‘In a budget taking the country from ‘austerity to prosperity’ pension savers need to ensure they don’t put themselves into ‘austerity’…..whilst there are many upsides [to investing in property]…given owners can earn more through capital growth than wages in some instances, this will not be for everyone and individuals should consider this in the context of their personal situation, assets and risk profile. They should seek grounded, common-sense advice from suitably qualified financial advisors and well-established, reputable, agents.’

Excerpt from the article on Poland property:
Louise Reynolds, Director of UK-based Property Venture® helps people buy property in Poland. ‘Poland’s place at the heart of Europe, makes it a great location for factories, warehouses and logistic operations’ she says, pointing to the average GDP growth rate of 3.3 per cent over the past 20 years and the setting up of investment infrastructure worth more than €100 billion last year.
……Buying into Poland, however, does not automatically give investors residency, as is the case with some EU countries. But, Reynolds says residency is considered if there is proof of ownership of Polish property and the applicant is financially self-sufficient.
‘Krakow is a fabulous city for foreigners wanting a base in Europe because of the many multi-national companies that have offices there. Warsaw has suffered less than other major cities in terms of property prices from its peak times of 2008’ says Reynolds Cheaper property can be found on the outskirts of those cities, where a one-bedroom apartment may cost about €100,000 as opposed to central Krakow or Warsaw, where a similar space will cost €150,000 and €200,000.
Reynolds also says Poland has many ski properties worth investing in. ‘While established European ski resorts have become unaffordable for many, Poland offers value for money’
Poland is to join the Eurozone as part of its 2004 EU entry deal, which could provide a fillip to Polish property prices, says Reynolds ‘We only need to look to other countries that have adopted the euro and experienced an almost immediate inflation in property prices. The dynamics in Europe are different now, so it would be healthier for Poland if there was a more muted price rise.’

‘This is such an exquisite City that property prices are on a par with those in the Polish capital….It has retained its medieval grace and is a fabulous city for foreigners wanting a base in Europe’ explains Louise Reynolds of Property Venture®. ‘Poland is also a good place to retire because the entry threshold is low by European standards. Residency is granted for foreign nationals who are financially self-sufficient and can prove they have somewhere to live’.

‘Hang onto your hats, homeowners – just as we recover from the last round of boom and bust, the cycle seems set to repeat itself. In 2007, she felt the time was right..so she invested…in a £58,000 buy-to-let flat in Krakow, Poland..with rental yields of about 5%… Reynolds now runs an agency offering advice on buying overseas (property-venture.com)…’

‘Owning your share of a place in the sun just got so much easier ‘- Harvey Jones
6th August 2014
Excerpt from the article:
Fractional property ownership can make more sense than buying a holiday home outright, says Louise Reynolds, director of overseas buying agency Property Venture®
‘Many holiday homeowners don’t make as much use of their property as they might have wanted. With fractional ownership property doesn’t stand empty for months and costs are proportionate to usage.
‘So, you could get a month’s usage for a month’s costs, as opposed to 52 weeks.’
However, fractional ownership isn’t always cheaper than buying your own property.
‘You could purchase 100 per cent of an apartment, in say Turkey for example, for the same price,’ Reynolds says…..
Louise Reynolds at Property Venture® warns that the pool of potential buyers is still relatively small. ‘There are few websites and portals dedicated to this type of deal. The overseas property market is challenging for sellers right now and even more so for fractional owners.’

The Outlook for Property Hunters in Spain?
So what does all this entail for prospective buyers in Spain?
‘It means it will be far more important to check out what the regulations are where you want to buy. The way the rental contract is worded is also important for holiday lets and long term rentals and can help avoid potential issues’ says Louise Reynolds director of Property-venture.com’
The article focused on the Spanish rental market and the devlolved decision-making over rental rules to the seventeen regions in Spain.

March 19, 2014
Excerpt from the news coverage just after the Budget 2014 was announced
Louise Reynolds, Director of overseas property agency Property Venture® says, measures to boost savings and pension funds may encourage more buyers to invest in real estate.
“It is welcome news the Chancellor has overhauled the savings and pensions system. Releasing individuals of the burden to buy an annuity when they have not been competitive for years and have been a bit of a ‘closed shop’ in the way they have been sold, is a breath of fresh air.
“The simplification and rationalising of savings boosts the choices for investors and savers. Blending the ISA categories, whilst raising the savings limit to £15,000 per annum, allowing other savings to accumulate tax-free up to £5,000, competitive Pensioner Bonds and boosting the freedom of Defined Contribution Pensions produce some real choices.
“For those who seek greater returns and still want to break onto the property market, this frees up cash to allow them to invest in bricks and mortar which can deliver even better returns. Given the profile of overseas home buyers is ever shifting to the older age groups, any measures towards alleviating taxation of pensions and savings helps overseas cash buyers.
”Given how difficult it is for First Time Buyers to get on the housing ladder, particularly in the South East of England, it is great that buyers have an alternative way of getting on the housing ladder abroad, where entry level prices can be much lower, but yet still benefit from capital appreciation.”

Chiara Cavaglieri and Julian Knight report on a property development with a big difference in France
“A new property development in the south west of France is set to become Europe’s first lesbian, gay, bisexual, transgender (LGBT) retirement village and the news has already been causing headlines. But is this an attractive investment opportunity for British “gay and grey” retirees?
“Consider your exit strategy for such a niche investment, as the sell-on target audience is going to be smaller than for a mass-market development. So be happy that you may well be investing for the medium- to long-term,” says Louise Reynolds, director of Property Venture.”

Why Buy Istanbul apartment and Real Estate?
“Istanbul generates interest from around the World. A boost was given when the reciprocity regulations, which determine which nationalities are permitted to buy property in Istanbul and in Turkey more broadly, were relaxed.
As a result Middle Eastern buyers have swarmed: Saudi Arabians, who want to make sound investments in a country, with a more relaxed political backdrop, Iranians desiring a bolt-hole away from the home regime and attracted by potential citizenship after living in Turkey for 10 years.
Istanbul Property, Real Estate in Europe
So British investors are not alone in being increasingly attracted to Istanbul Real Estate which generate decent rental yields of between 5 – 10% and double digit, capital growth.
Given the uncertain nature of a number of European property markets, the European Istanbul Real Estate market is proving an alluring prospect. In fact such is the frenzy of buying activity in Istanbul Real Estate, the picture changes weekly……
Buying Istanbul apartments – the demand?
Istanbul’s population of 15 million is impressive in size and makes for a very busy city. What’s more, talk locally is of Prime Minister Recep Tayyip Erdogan’s plans to renovate or re-build chunks of the central part of Istanbul’s properties. It is estimated 40% of Turkey’s housing stock needs replacing.
For renovation of sections of Istanbul to happen, property dwellers or landlords with tenants, would be relocated, realistically further out of the city centre. This is where much of the new build Istanbul apartments are being constructed………..
As with any investment, buying apartments in Istanbul is best done using professional help and guidance, on which are the better and more desirable properties to consider.”

A robust economy and youthful population are driving a booming property market in this exciting city, reports Cathy Hawker
“Buy-to-let properties in many markets overseas have been hit hard by the recession. Plenty of investors got their fingers burned buying in emerging countries that , in property ownership terms, never quite emerged. But it’s a different story in Turkey”
says Cathy and continues…
“….Satellite towns an easy commute from Istanbul have sprung up over the past decade and investors are eyeing up rental yields….’There is a growing body of workers moving to Istanbul’s suburbs who require housing’ says Louise Reynolds, of Property Venture®. ‘In the centre, yields tend to average three to four per cent, but the more affordable outskirts offer investors the chance for yields of seven to 10 per cent’
West of the centre, Property Venture® has new-build apartments from £48,660 for one bedroom at Esenyurt”

Richard Webber’s article of 31.12.2012
Mentions Property Venture® ‘s offer of ski property in Zakopane
“You don’t have to be a millionaire to afford your own place on the pistes. While deep pockets may be needed if your heart is set on established resorts in France, Austria, Switzerland, those on more modest budgets should consider former Eastern Bloc countries…
Zakopane is popular with Russians and Ukrainians, and a new condo-hotel with 158 apartments is due for completion in 2014. It is attached to a 4-star hotel with 38 flats already reserved. Prices start from around £58,000 for a studio to £197,000 for a full-fitted, one bedroom apartment, plus 23 per cent VAT.
‘ For anyone wanting an investment, the operator is offering a five-year lease contract on these freehold apartments, with a yield of seven per cent per annum’ says Louise Reynolds of UK-based Property Venture®, ‘but they can also be bought purely as holiday homes, without the leaseback arrangement.
This concept is operated in other countries, including France and Morocco, although many are 10-year lease agreements. Under the leaseback arrangement in Zakopane, apartment owners get a guaranteed income of seven per cent net, a great return for a property they still get to use two weeks a year.
It’s the Holy Grail for those who want a holiday home but don’t use it as much as they want, and end up saddled with runnings costs’
At an altitude of 1,960 metres, Zakopane compares favourably against other European resorts at a similar height. Chances are it won’t be long before it’s on everyone’s radar.”

Excerpt from the article:
“Turkey’s largest city is attracting legions of investors from far and wide, but what’s best to buy?
When it comes to Turkish property, many people think of the country’s beautiful Mediterranean and Aegean coastlines in the south-west.
Yet, it’s the dynamic city of Istanbul, straddling Europe and Asia, that offers the best opportunities for both capital appreciation and rental returns for investors…..
..these sorts of sales prices and rentals theoretically give yields of more than 10 per cent per annum, but 7-10 per cent is more reasonable, according to Turkey investment specialists, such as Property Venture® (www.property-venture.com) ‘This compares with Istanbul city-centre yields of 3-4 per cent, because property prices are much higher’ says Property Venture’s Louise Reynolds.
She is selling 62 m2 one-bed apartments in Esenyeurt (south of Bahcesehir) for €60,000 (£48,200), with completion due in December 2013.”

Euro 2012: Will the Polish Market be a winner?
“Poland has already trounced Germany this year when it comes to GDP growth – but it’s a scenario that is unlikely to be replicated on the football pitch this Summer”
Reports June’s edition of A Place in the Sun Magazine 2012 and as we now know, Poland got knocked out of the UEFA Football Championships before getting to the quarter finals and Germany went that bit further to the semi-finals, where even they, were not victorious, bowing out to Spain.
Maybe there is a theme here that the stronger the economy, the worse the football team performs?…
Back to what A Place in the Sun Magazine says about Poland property markets:
“Poland now ranks as the sixth most attractive country in the world for Foregin Direct Investment (FDI), ahead of other European countries and the Economist recently described it as being ‘never more secure, richer or better run’ Although the medieval capital of Krakow (also known as Cracow) where the English tream will be based (is it ready for the WAGs?) has long-been a popular city break destination, it has also been named an emerging investment base, with 25,000 jobs being provided by companies such as Lufthansa, Shell, Google and HSBC.
What’s more British people are also moving there, according to Louise Reynolds of Property Venture, who specialize in investment markets (www.property-venture.com)”

The country’s banks have many bargains but there could be a reason for the price
writes Chiara Cavaglieri
Sunday 17 June 2012

“Spain is relying on a €100bn (£81bn) bailout to keep the economy afloat but the banks are still desperate to offload the glut of new and repossessed homes from their books. Spanish banks are now the country’s biggest but most reluctant estate agents and although investing in the the property market today may seem foolhardy, with a backlog to shift, prices have crashed.
The Spanish know we’re suckers for a bargain and with grey skies all around the UK, you’d be forgiven for jumping in head first. ……With bargain basement prices on offer, heads will turn, but is it really a good time to buy in España?
According to Madrid-based property consultants Acuña & Asociados, there are around two million re-sale, ready-built and partially complete properties on the market, of which an estimated 11 to 17 per cent is owned by the banks. With such an oversupply of property, prices could still have some way to go, so you may want to bide your time for even bigger discounts but either way, don’t expect to uncover high-end homes going for a song.
Louise Reynolds, of independent European property agent Property Venture, says while price declines have been more accentuated on the coast, inland prices have held up and are likely to be less volatile.
‘If you are buying in a decent area, on a decent development, which is not flooded with other ‘me-too’ properties nearby, then the price is likely to be more resilient,’ she says. ‘Places to look for property that will hold its value are near new infrastructure improvements.’
………..Despite setting up their own real estate arms the banks are not necessarily equipped to deal with foreign buyers effectively so you may still have to go through agents. Finance is generally very difficult to obtain in Spain but should be much easier on bank-owned property”

“Its economy is booming, tourist figures are soaring and this year will see several new air routes from Britain to Istanbul (with BA, Turkish Airlines and Jet2). Rather than eking out their pensions at home, retirees are looking further afield for a better life. By Chris Middleton
24th October 2011
“No one has been credit-crunched more cruelly than Britain’s pensioners,or soon-to-be pensioners. Having banked on being able to live off a steady stream of interest from their savings, millions of people are discovering that the flow has turned into a muddy trickle. Retirement plans are having to be revised, and more of us are investigating the possibility of selling up and moving somewhere cheaper overseas. We may have been royally stuffed by the economic situation in this country, but maybe we can live like kings in exile …..”

“Just like adventurers Ben Fogle and Bear Grylls striking out into the wilderness, those wanting well-priced overseas homes are capturing new territory. But how do you know your investment will be safe?…
‘Aim for a medium-risk investment that shouldn’t pose many problems and won’t cost the earth’, advises Louise Reynolds from Property Venture. ‘Look at the politicial and economic stability of a country before purchasing ‘ she says”
‘Another tip is to use social media to get local information that most agents don’t know. Reynolds recommends Montenegro: ‘It was hardly touched during the Balkans conflict and escaped the hype of Bulgaria where high yields were promised that never materialised.’
Where else would Reynolds put her money? She thinks cities such as Limassol in Cyprus, Krakow in Poland or Istanbul in Turkey are a good bet, and adds: ‘Poland’s the only country not to go into recession, you can achieve high yields in Istanbul and Limassol has the benefit of the new marina'”

“Desperate to lure foreign buyers back to its property market, Spain’s government has cleaned up the buying process. Chiara Cavaglieri and Julian Knight report”
Sunday, 21 August 2011
“With an economy in turmoil and a reputation tarnished by tales of dodgy developers and legal nightmares for expats trying to buy their dream home, the Spanish property market has been something of a disaster zone for the past couple of years.
Yet some say now is the perfect time to snap up a bargain, with the country’s banks trying to offload repossessions and new rules being introduced by the government to improve Spain’s image and tempt back British buyers.
“We are in the middle of a big PR push by the Spanish government to get the Brits back,” said Richard Way, editor of A Place in the Sun magazine. “We already have heavy discounts – depending on the area and the financial position of the developer – now the government is trying to sort out some of the legal and ownership problems which have given the country’s property industry such a bad press.”
In an attempt to persuade Brits that they will not fall foul of some of the country’s numerous property scandals, measures are now in place to make the system more transparent. First and foremost, expat buyers can go to their local town hall to request a translated land registry certificate.
“The new initiative to enable local town halls to issue land registry certificates is a welcome move in the right direction, as long as any local delegated authority, such as this, is not overturned at a later date by central government,” said Louise Reynolds, of agent Property Venture.
These certificates, known as nota simples, cost €29 (£25) plus VAT, and include the seller’s details, a property description and any charges and embargoes against it. These can be obtained online from the Colegio de Registradores, land registry, buyingahouse.registradores.org.
Other improvements introduced by the Spanish government mean that properties deemed to be fuera de ordenación – not built to current building regulations – can be registered on the land registry as long as they are at least four years old, in order to protect owners who, in many cases, bought in good faith. For anyone buying off-plan, information about any legal proceedings brought against the property, which could result in fines or demolition, must be incorporated into the land registry. Town halls are obliged to provide registrars with this information and will be held financially accountable for any losses incurred by those buying in good faith.
In a bid to support off-plan buyers, it is no longer possible for a new home to be registered on the land registry unless it has the license of first occupation, a construction license and a technical certificate stating that the building corresponds to the plans for which the license was granted.
“Making the local authorities accountable is also a shrewd move to help address potential corruption that has been an issue for some town halls on the costas in the past,” said Ms Reynolds. ……….”

Hundreds of holidaymakers return home with dreams of buying a property abroad. Kevin Rose investigates the perils and pitfalls of doing so.
Saturday, 13 August 2011
“………We’ve called on a panel of experts to explain key issues to bear in mind when buying a home overseas.
Use your head
It’s vital that would-be buyers think through the idea thoroughly before taking any action, says Louise Reynolds, who runs the independent property agency Property Venture, based in Weybridge, Surrey. “Generally, people can come to such a big decision while they are still in holiday mode and not always think things through properly. Some, for example, may have set their heart on a rural, peaceful setting, but then when they decide they want some income from the property and decide to let it out, their choice of remote location might not be the holiday renter’s dream and it might end up difficult to let. So it is best to try to think things through up front.” ……..
“Check out the developer
If you are considering investing in a development, whether completed or “off-plan” before the property has been built, it is important to establish that the developer is properly financed.
Louise Reynolds says it is vital to be wary of start-up developers. “Without a track record, it is difficult to know that they are who they claim to be, that the property is theirs to sell, or even that they will finish the property to the standards that you expect,” she says.
“This has been an issue in Spain for lots of buyers of off-plan property. They have parted with deposits only to find that a developer has folded, as a result of the global economic crisis, before completing on the property.”
As part of the buying process in Spain, it is a legal requirement to have an insurance policy or a bank guarantee for a deposit on an off-plan property. This is designed to protect the off-plan buyer and the deposits paid.
“It is the responsibility of banks to ensure deposit amounts need to be placed in special accounts, separate from any other kind of funds belonging to the developer or promoter,” explains Ms Reynolds. “It is in effect a developer’s Escrow account, controlled by the bank. So make sure you have a bank guarantee.” “…………….
“One of the biggest advantages of taking out an overseas mortgage is that the lender does its own checks on the property, ensuring that a proper legal title exists, that the property is registered in the buyer’s name, and that a valuation of the property takes place. That said, Ms Reynolds recommends getting your lawyer to double-check that you are buying a property with the correct title, and that you are being registered as the official owner. “There are cases in Cyprus where buyers have found it can take a long while to get their ownership registered properly, and this can leave buyers vulnerable,” she warns.
But there are ways to reduce the risk of title deeds taking a while to be registered in the buyer’s name, Ms Reynolds adds. “For example, ensure that your legal adviser conducts a full search at a land registry office to make sure the title is clean and that no existing mortgages exist on the property or land. This will also disclose if any other previous contract of sale has been lodged.” Another reason not to use the developer’s own lawyer is that it could be in the developer’s interest to delay the whole registration process, she adds. “…………..

“Are you looking for a second home away from the expat hot spots? asks Christopher Middleton as he identifies 20 different locations citing Property Venture’s insights
By Christopher Middleton, Saturday July 23, 2011 excerpt from The Property section.
Are you looking for a second home away from the expat hot spots? 20 different locations around the world are considered, including:
Kraków Poland
“If the idea of living in a converted Polish brewery appeals, there are 30 one-bedroom apartments on sale at the former Central Kraków brewery for £64,000 to £73,800. Details from Property Venture, 01932 849536, www.property-venture.com.
The good news about Poland is that house prices have been rising (by 8 per cent in 2010), and the country is hosting the European Football Championships next year. When buying a new home, though, you need to find out if the price is for a “black finish” or a “white finish” (i.e. with the kitchen and bathroom fitted). “Black finish” will add up to £15,000 to the price.
Kotor Bay Montenegro
The area has been designated a Unesco World Heritage site, but prices haven’t shot through the roof.
“Two things to note, warns Britain-based agent Property Venture (www.property-venture.com): surveys aren’t carried out automatically in Montenegro, so you might need to hire an architect or structural engineer to inspect the place. And although as a foreigner you are allowed to buy an apartment, you have to buy land via a company, which you will need to set up.”

The forecast for investors is sunny in much of Europe, says Zoe Dare Hall. But heed our storm warnings
“Turkey: What Istanbul’s sprawling out-skirts lack in aesthetic appeal, they make up for in investment potential. For £25,750, you can get a flat in a tower block on the Asian side of the Bosphorus with a likely rental yield of 7% says Louise Reynolds, director of Property Venture (01932 849536, property-venture.com). The market on the Mediterranean coast has also remained largely cloudless…..”
“Poland: The largest of the EU’s central European members, Poland is proud of being the only country in Europe not to have gone into recession. Although former hot spots such as Cracow have lost their lustre for British buyers, the local market is still keen, given the dynamic economy and inward investment. Property prices grew by 8% last year, says Louise Reynolds, of Property Venture, which has flats in the city’s converted Lubicz Brewery from £64,000 (01932 849536, property-venture.com).”

Safe-havens – Property Venture Commentary
“As tourists and homebuyers have sought alternative safe destinations beyond the Euro, at a time when less favourable exchange rates were on offer, Turkey has emerged as a serious second-home location.
It has a fledgling mortgage market, so interest rates tend to be higher than in the Eurozone, or the UK, with shorter mortgages terms. So cash buyers make up a significant proportion of the overseas property buyers here. The luxury end of the market is active and attracts Russian buyers as well as the British.
Turkey is the 17th largest economy (€958bn) in the world and grew at a rate of 8% in 2010, so it is an economic force to be reckoned with. Its population of 79 million is youthful and will help make it the 9th biggest economy by 2050 (according to Goldman Sachs). At €6tn, it would be the third largest economy in Europe after Russia and the UK.
Turkey is a Republican Parliamentary Democracy and a member of the European Court of Human Rights. It is a modern country with over 27million internet users, number 15th in the world. It joined the UN in 1945 and in 1952 it became a member of NATO. In 1964, Turkey became an associate member of the European Community. Over the past decade, it has undertaken many reforms to strengthen its democracy and economy; it began accession membership talks with the European Union in 2005, although progress is slow. All these act as indicators of the country’s political stability, particularly at a time of unrest in Middle East and Northern Africa.
Country stability, economic growth and a buoyant property market mean that Turkey is very attractive for second home buyers, who expect to see their properties appreciate in value as the standing of Turkey improves on the World stage.”

Turkey
“Turkey – particularly Istanbul- is also considered by investment experts as an economic success story with good potential for property investors. McKinsey, the Global Management Consultancy, ranks Istanbul as a “city of tomorrow”, based on its young, increasingly wealthy and large population, in a country whose economy is expected to grow by eight per cent this year.”
“Turkey has become a critically important market for German business, while Germany is a crucial export destination for Turkey. The bond between the two countries is strengthening.”
Comments Louise Reynolds, director of Property Venture, who says investors in BRIC property markets will have a greater appetite for risk than someone seeking European investment opportunities, with fast-growing economies such as Brazil in danger of overheating. Medium to long term potential is more important than booming property growth now, she feels, which is why she favours Turkey. In Istanbul property rental yields can be as high as 7 per cent, and in coastal areas, a holiday let can deliver up to 11% gross yield if let for the full 29 week season and property prices are generally undervalued by European standards” she points out.

“A booming market
Recent global economic problems, have seriously impacted the trends for overseas purchasing says Louise Reynolds
The increasingly, interrelated nature of the banking systems around the world, will influence access to funding, and more accessible information via mobile technology and social media help share overseas property-buying experiences and shape the nature of Overseas property purchases in 2011
New build vs off-plan
Given that many developed property markets, such as Spain, have high levels of property stock, the trend for 2011 is for buyers to seek out ready-built, properties and resale properties, with established facilities, to minimise risk.
Mortgage type
Choosing the bank a buyer deals with, could be as important as choosing the country to buy in. Banks with low exposure to weaker economies and bad debt, may offer keener mortgage rates for foreign national buyers.
The currency of the mortgage will be more of an important factor and buyers will think more carefully about whether they opt for a Euro, Swiss Franc, or local currency mortgage.
Access to information
Increasing access to overseas, property-related information, enabling checks on the reputation of developers, or agents and to monitor what’s happening in a chosen property market, will help buyers in 2011.
This may lead some novice, overseas property buyers becoming overly confident, simply because they can access lots of information on-line. A good overseas property agent, who can guide through the local buying process and prompt on what needs to be done.
More demanding property buyers
Along with the economic downturn, news emanating from many overseas destinations of price drops (e.g. Spain – property prices are down on the Costa del Sol, 20% since 2005 according to the Bank of Spain) has helped shape buyer expectations.
2011 will continue to be the year of bargain-hunters, although many will realise the really cheap properties, or bank repossessions, are not all of “holiday home” quality, or in the right location. So headline prices will continue to stimulate interest, but the reality may not always match up to buyer expectations.
Cost-savvy buyers and owners
As Government budget cuts bite, many Overseas property buyers will continue to seek ways of keeping costs down. Alternatives to buying outright could become more popular. For example, we could see more people buying leaseback properties, which combine holiday home ownership, with hassle-free maintenance and income generation . examples of this are in Morocco
Popular countries
Spain still has all the same attractions it used to have, in spite of the challenges it has faced with its economy and pockets of surplus property stock. So people still want to buy Spanish property for: the warm climate, easy accessibility and the enviable Mediterranean lifestyle. It will continue to prove popular in 2011 as people seek to snap up bargains
Turkey will become more prominent, as a holiday home destination and property investment location. In some respects it is becoming the “new Bulgaria”, in as much as it offers keenly-priced, holiday home property along its varied coastline, but also investment property in its city, Istanbul.
Morocco will raise its profile on the World stage in 2011 as an emerging holiday home destination, with its combination of beautiful coastal development on the Mediterranean and Atlantic coastlines and its city centre attractions in Marrakech and Tangier.”

“Tips for buying abroad

One positive effect of the Global downturn has been to flush out the worst fly-by-night developers and agents, reducing the number of cheap and nasty new developments. And most buyers will not touch off-plan: why risk it when there are good newly built properties available at hugely discounted prices? …..
And, whatever and wherever you buy, always make sure you have a robust, independent lawyer on board – and one who has nothing to do with the agent or developer that you may be buying from……you must have a good lawyer to ensure you are buying safely, says Louise Reynolds, director of investment company Property Venture. You can also buy Title Insurance to provide peace of mind if you buy in good faith and something goes wrong…”

During the boom years, bargain-hunting British investors would regularly descend on the latest European property hotspot, snapping up local housing. But almost all these emerging markets turned sour, as anyone who bought in Bulgaria, the Baltic states, Spain or rural France can confirm.
However, the relatively few people who were tempted by Poland have done remarkably well, having chosen the only EU state that avoided slipping into recession. And despite last week’s tragic plane crash in Russia, in which the Polish president and dozens of senior public figures were killed, the country’s economy is still strong.
Krakow, a city full of medieval architecture, has been the most popular with investors, attracting around 2,000 British buyers. Among those is overseas estate agent Louise Reynolds, 46, and her husband Mike, a photography executive.

Impressed: Estate agent Louise Reynolds and husband Mike outside Wawel Castle cathedral in Krakow, Poland
They bought a one-bedroom apartment in December 2007 for £58,000 – the property is now worth £80,000. It is situated on the fourth floor of a renovated building in the north-eastern district of Bronowice, a 20-minute walk from the city centre.
Louise was impressed with Poland’s stable political system, growing economy – it is predicted to expand by two to three per cent again this year – and the influx of blue-chip firms. When offered a small development to sell in Krakow, she bought an apartment herself.
Louise arranged a mortgage in the UK because she found the local system too complex, but she feels the Polish banks’ conservative approach to lending aided the country.

Polish promise: Louise and Mike’s flat in Bronowice, 20 minutes from Krakow city centre
‘Steady access to credit rather than the easy-money culture of some countries has helped steady growth in the property market, rather than the boomand-bust approach,’ she says.
Louise’s flat has been rented out continually since she took ownership, and her monthly running costs of about £80 are covered within the £380 monthly rental income.
Having enjoyed rental yields of six per cent, Louise is pleased with her investment, which could attract favourable tax incentives. ‘If we sell after five years, we’ll be exempt from capital gains in Poland.’
Property prices in Poland did fall during the global crisis, albeit not as steeply as in other parts of Europe, before stabilising in 2009.
‘Krakow is still an excellent place to invest for the medium to long-term, but the days of really quick gains are over,’ says Andrew Balfour, of Krakow-based PKG Real Estate.
Prices for flats on the outskirts of Krakow start at £55,000, while those in the Old Town cost upwards of £250,000. New three-bedroom houses ten miles out of the city cost as little as £110,000.
Mr Balfour says there is strong demand for rental properties – investors can expect yields of around five per cent.
Louise Reynolds is even more optimistic – she believes six per cent on long-term lets and ten per cent for holiday homes is achievable.
‘Demand is being driven locally and I expect that will continue, but some of the overseas buying will come back this year,’ she says.

The European housing market hasn’t stopped attracting British buyers, with Spain, Cyprus and Poland among the hot spots. Chiara Cavaglieri reports
Sunday, 31 January 2010
Investing in property abroad is a daunting prospect at the best of times. Many Britons who borrowed heavily to invest in foreign properties have been left in negative equity, which may be enough to put off any new buyers.
However, for those willing to risk it and purchase now, there are some real bargains to be had. Property Venture, an overseas agency, has just named its European and Mediterranean hot spots for 2010, three of which are detailed below.
Spain Property
Spain may be a surprise entry given that it is still struggling with high unemployment and a shrinking economy, but with average house prices falling by 8 per cent in the 12 months from September 2008, this may be the time to pick up property on the cheap.
Property Venture says that about 1.6 million apartments and houses are on the market, with some under construction and others with planning permission to be built within two years. Coastal property prices have seen the biggest declines while inland prices have held up somewhat.
“While Spain has been going through turbulent times, it is nevertheless still a firm favourite as a lifestyle holiday destination. Discounts on seaside property developments means that there are some great purchasing opportunities,” says Louise Reynolds, a director of Property Venture.
The British love affair with Spain shows few signs of abating. Spain came out as the top destination for international money transfers at the Post Office, as well as the cheapest place to live within the eurozone, according to its holiday costs barometer.
However, getting a mortgage may not be straightforward. In terms of finance there is currently a big divide between mainland Spain and the islands or coastal regions.
“Lending in mainland Spain is still hugely difficult with loan to value (LTV) limited to 60 per cent, but the islands are a different story. It’s a brilliant time to make an offer on top-end property but you need to be a pretty wealthy client to do it,” says Miranda John, the international manager at Savills Private Finance. She adds that interest rates are currently good, so buyers can borrow at about 3 to 4 per cent. However, there are concerns that the market has not yet bottomed out and there could be a further decline in prices as well as a surplus of stock.
“Spain has about one million properties unsold. It’s definitely a buyers’ market but I think it will stay that way for years, we just can’t see how they’re going to shift the stock,” says Stuart Law, a director at Assetz International.
Expect to pay: three-bed semi-detached villa in a complex with a pool, near the beach on Costa de Almeria, would cost from €200,000 (£173,000). Two-bed apartment in a complex with pool, near the beach on Costa de Almeria, starting at €127,900
Cyprus Property
With 300 days of sunshine a year and budget airlines now flying to the island, the appeal of a holiday home in Cyprus is undeniable. Cyprus avoided most of the effects of the worldwide recession and its property market proved to be fairly resilient. There was, however, an enormous drop in new property sales and developers now have a lot of unsold stock to move.
The good news is that these developers are willing to offer huge discounts. Property company Assetz International says it can negotiate a 40 per cent discount on holiday apartments and villas in Cyprus. However, Mr Law warns that buyers have a limited amount of time to take advantage of low prices. “You should really act over the next few months. We don’t think this stock will be around after the summer,” he says.
There are some major projects going on in Cyprus, including the newly expanded Paphos airport and motorway, opening in 2012, as well as preparations for a new marina in Limassol.
With a UK-based legal system there are fewer pitfalls, but it’s still vital to get a UK-based lawyer. There was a recent legal case in North Cyprus, which is under Turkish control, in which a British couple had the title to the property successfully disputed. “I don’t know anybody who will lend in the North and the issue of title is becoming even more complicated as courts generally find in favour of the original landowners,” says Ms John.
In the South, there is a range of lenders, although rates are not as competitive as in the rest of Europe and buyers will usually need a deposit of at least 40 per cent. Ms John adds that some developers have negotiated with local banks so it could be worth checking to see if they can offer a better deal.
Buyers can reduce the risk of any problems by getting the best possible legal advice and sticking with the bigger developers who should own the land outright and will hand over the title deeds quickly.
Expect to pay: one-bed apartment near the coast in Limassol, in a complex with a pool, from €206,740 and slightly more for a coastal one-bed apartment about €239,204. Three-bed semi-detached villa in Pissouri, a village near Paphos, would sell for about €290,460
Poland Property
There are lots of things working in Poland’s favour. As a member of the EU, its economy and political system are stable and it was the only country not to go into recession in Europe. Poland saw its GDP rise to 1.4 per cent year on year in the second quarter of 2009; the International Monetary Fund predicts that Poland’s economy will grow by 2 to 3 per cent this year. Beyond the tourist attractions of Warsaw and Krakow, other key developments include the Uefa European football championships in 2012.
Poland has even managed to attract investment from major blue-chip firms including Microsoft, Ikea, Coca-Cola and Daewoo. It has also started competing with India as an alternative for outsourced skilled labour.
“Poland is emerging as a serious place to do business. Its geographic location at the heart of Europe means it serves as a transport hub for international firms moving goods across Europe and among its 38 million population,” says Ms Reynolds.
There are tax benefits too. Firstly, Poland has a double taxation treaty in place with the UK and secondly, properties held for at least five years will not be liable for capital gains tax. On the downside, mortgage interest rates are currently very high.
“The last time I tried to do a Polish mortgage, rates were about 9 per cent. They may have fallen a bit by now but there are still only a few banks so there’s little competition,” says Ms John.
Another peculiarity of Poland is that when deciding how much to lend, the banks use current salary and debt in their calculations but will also assume that the borrower uses any credit cards to the maximum. This credit, whether used or not, is then added on to the borrower’s debt burden.
Expect to pay: central Krakow apartments: starting prices 360,300 zloty (£76,400) for studios to 1,252,625 zloty) for two beds, excluding 7 per cent VAT. Three-bed suburban houses from 640,000 zloty excluding VAT

Buying and Financing property Overseas
Investing overseas as part of a balanced portfolio makes sense to lots of investors. Here Louise Reynolds, who runs her own overseas property company explains how one of the markets she has invested in, is bucking the current gloomy, property market trend.
So why is Poland an interesting property market story?
Poland is the largest of the central European countries that joined the EU in May 2004. With a population of 38 million, it is nearly as sizeable as Spain and has a growing economy, in excess of 5%. Owing to its size, it carries a lot of property market weight.
It has seen double digit growth in the last few years, in excess of 25% in Warsaw and Krakow. Whilst this pace of growth slowed in 2007, as the market adjusted, property prices are still appreciating strongly. The fundamentals are good for medium to long term investment. A shortage of c.1.5 million homes, inevitably creates unfulfilled demand and as a consequence affects house prices.
What is the main challenge buying abroad in a market such as Poland?
A lot of clients can get put off by the language barrier to begin with, but Poles are highly educated and many speak English. Evidently documentation in the buying and selling process also needs to be in English. In many cases developers and banks used to dealing with foreign nationals, will have much of this already in English. Of course it really helps having a bilingual solicitor.
So how does financing work in a country like Poland?
Pretty much the same as here really. A mortgage application form needs to be completed and submitted either directly to a bank that deals with foreign nationals, or through a mortgage broker. Key differences are: the process can take longer, the banks tend to be more conservative in their lending policy and will verify affordability. It is a legal requirement on Polish banks to check the credit capacity of loan applicants.
How come Poland is not suffering from the credit crunch to the same extent as other Western Countries?
Precisely because of this conservative approach to lending, the banks are not facing the same challenges as the US, or some other European banks. The mortgage market is comparatively new in Poland and mortgage debt represents under 10% of GDP (in the UK it represents 83% of GDP). Poor debtors only account for 1% of mortgages in Poland, compared with the US where it is between 15-20%. Polish banks have not got involved with off-book financial instruments in the same way that Western banks have.
How likely is it that the housing market in Poland will slump?
Prices already underwent a correction at the end of 2007 and growth appears to be slightly slower (i.e not in excess of 20%) but sustainable. This has not created the same kind of bubble effect that has occurred elsewhere.
